In response to these pressures and challenges we have developed a strategy to provide quick and hassle-free access to financing; whether through unsecured loans, merchant cash advances, invoice financing, investor loans, etc. We have hundreds of lenders at our disposal ready to provide the necessary funding to take your business to the next level.
INVESTORS LOAN
FINANCING
$500K to $10M INVESTORS LOC
Purchase Financing. We lend up to 90% of the purchase price. We only lend under an LLC, CORP, or INC. We do not lend to a TRUST.
Rehab Financing. We lend 100% of the renovation cost as long as the sum does not exceed 70% of the ARV.
Bridge Financing. We lend for your bridge loan. Loans start at $50k for short-term bridge loans (fix-and-flip) and $ 75k for long-term rental loans.
We lend to non-owner occupied 1-4 unit residential, townhomes, and condos. The min: $50K, max: $5M.
Experienced Development Programs available.
Appraisal. They vary depending on location and property type, but generally it is about $750.
Fund Seasoning. There is no seasoning for a new purchase. Only for refinance: 90 days to use the purchase price plus any renovations as value, or 180 days to use the new appraised value.
